Bluesapalooza 2023: Mammoth’s Ultimate Blues and Beer Festival

2023 Bluespalooza.... this weekend

Bluesapalooza starts today.  Get here now!  This is our Blues and Beer festival.  Over 80 craft breweries and over 30 great Blues musicians and bands descend on Mammoth for four days of music and beer among the pines.  Here is a little taste of what you can expect.  Bluesa Video.  Here is a list of the craft breweries.  And here is the line-up.  It is a ton of fun. If beer and blues aren’t your thing then hit one of our hundreds of hiking trails…. which should be empty as everyone else will be at Bluesa! And there are tons of wildflowers out. Photos below.

Mammoth Mountain is still open for skiing and riding. Sunday is the last day. So why not ski or ride in the morning, hit the bike park on your mountain bike, grab a mid-day game at Sierra Star Golf Course and end the day at Bluesapalooza? And if you can’t make it up to Mammoth Mountain, don’t worry, they re-open for the 2023-24 season in 99 days!

Next weekend is the Margarita Festival.

August 17th is the beginning of the Shakespeare Festival, presenting Hamlet. 

Mammoth Wine Weekend starts on Friday, August 18th. Some wonderful wineries and fantastic Vintner Dinners from some of the top wineries and chefs. They sell out quickly so be sure to reserve soon. 

Real estate inventory continues to grow with some great properties coming on the market. It is still a seller’s market with any property that comes on the market properly priced selling quickly with multiple offers. Prices are lower than they have been in the last two years but not by much. Of the new listings here are my favorites…..

389 Pinecrest Ave is a 3+2.5 A-frame. Super fun remodel by the architect owner. Great outside area with BBQ, Smoker, seating area, dining area and water feature. Residential neighborhood. A block and a half from Main St. Tons of storage and parking. The second and third bedrooms are small… really only appropriate for kids. $1,100,000

Condos

756 Fairway Circle is a 5+4, half of a duplex. Backs up to miles of US Forest Service land for hikes, dog walks, X-Country skiing or just admiring from your balcony. This floor plan is one of the largest townhomes in Mammoth. It feels like a home and has tons of room (3200+ sq ft). Hike, ski, run, dog walk right out of your back door. Private two-car garage. HOAs $960 monthly. $2,200,000

425 White Bark is a 3+loft+2. This condo is on the Snowcreek Meadow which is one of my favorite places in town. It is magical in all four seasons and unless the laws change it will never be developed.  So your view is protected. The Sherwins, Mammoth Crest, Mammoth Rock, all visible from your deck and back bedroom. Sigh. The location is magical but there are a couple of things I don’t like about these condos. Only 2 bathrooms and they are both on the ground floor… the condo is three levels so anyone sleeping in the loft has to navigate two flights of stairs at night to use the bathroom. It is in Phase lll which is a bit of a trek to the shuttle stop on Minaret. But there are many things to love.  All Snowcreek phases are really well managed. The grounds are gorgeous. And you are on the MEADOW.  In Mammoth that is pretty close to heaven. HOAs $809 monthly. $995,000

1849 #542 is a 2+2 across the street from Canyon Lodge.  Come home for lunch or a pee break!  For skiers and snowboarders, this is a killer location. Be first on the slopes. Condo could use a bit of updating. Condo complex is great. HOAs $803 monthly. $799,000

Mammoth Sierra Townhomes #39 is a 2+loft with 3 baths. Half a block from Old Mammoth Rd and all it has to offer…. Vons, restaurants, shops, etc… This is a nice-sized unit. Close to town and on the free shuttle. Each bedroom has an en-suite bathroom. Could do with some updating. There is a snow removal assessment from this past winter and an assessment for roof repair, also from this last winter. It has been added to the monthly HOA amount. There could be changes to this. HOAs $785 monthly. $745,000

Forest Creek #10 is a 2+3. One of the few condos that can have a private hot tub…. the most requested AirBnB amenity in Mammoth. End unit so only one common wall. On the bike path and 3/4 block from the free shuttle. Could use some updating. HOA $692 monthly. $703,000

Western Slopes Villa #21 is a 2+2, just a block (admittedly unhill) from Canyon Lodge. Recently remodeled… not everything… but most things.  And… two car covered parking. You share a garage with one other owner. You have two tandem covered parking spots. Priceless… especially in a winter like the one we just had!
