Mammoth Lakes Real Estate Week-in-Review | 29 March 2024
Skiing, Scenery, and Supporting Adaptive Sports
It is snowing as I type this and it is due to continue through Sunday. I skied this morning. This is a big deal, at least for me, as it is only my third time on the slopes since breaking my right leg in twenty places. The snow was fantastic, but it is going to take a while for my confidence to return.
I have been walking up to Lake Mary and the views are gorgeous. If you are interested in cross country skiing this is a wonderful place to ski and learn. Some photos below.
And a photo of our gorgeous sunrise this morning.
You may have heard me talk about Disabled Sports Eastern Sierra before. It is one of my favorite organizations and I love supporting them and volunteering for them. This April 23-26 they are holding their annual Springtacular. Kids and adults with cognitive and intellectual disabilities, and of all skill levels have four days of individual and group instruction on Mammoth Mountain.

Mammoth Real Estate Update
I have had a few questions about how the NAR proposed settlement is going to change how we do business. These are still early days, and we just don’t know. I hope to be able to do a video on the subject soon. In the meantime, feel free to ask questions and I will answer the ones I can.
Our real estate market is still strong. Several new listings came on the market this past week. Below are my favorites.
New Mammoth Lakes Condos for Sale
98 Obsidian Place at The Reserve is a 4+3.5 with a private two car tandem garage. Currently under construction. In one of only two gated communities in Mammoth. 3 story townhome with one common wall. On the Sierra Star Golf Course. HOAs $1058 monthly and that includes the clubhouse and shuttle to the ski area. $2,300,000
Canyon Ski & Racquet #9 is a 3+loft with 3 baths and a private two car garage. It is half of a duplex and so has just one common wall and lots of windows. Move-in ready. Just two blocks from The Village. On the free shuttle route and near the bike path. This unit backs to Lakeview so there will be some road noise. Gross rental income reported by Seller: 2021/$103,874 and 2022/$79,800 and 2023/$106.071. HOAs $642 monthly. $1,379,000
Mountainback #90 is a 2+2 one block from Canyon Lodge. Remodeled corner unit with views. Located between Canyon Lodge and The Village. On the free shuttle route and near the bike path. New gas log fireplace. HOAs $750 monthly (billed quarterly). $926,500 – this is high.
Edgewater #10 is a 2+1.75 with a private one car garage in JUNE LAKE. Gorgeous views of the lake. Within two blocks of June Lake Village. HOAs $650 monthly. $649,000
Sunrise #4 is a 1+1 near the bike path, Snowcreek Meadow and with views. End unit with windows on three sides. HOAs $600 monthly. $575,000
New Mammoth Homes for Sale
77 Snowcrest is a sweet 3+3 A-frame with two car garage. Nicely remodeled. 1.5 blocks from Main St. This house has the bedrooms upstairs and living, kitchen and dining downstairs. This can mean that in a big snow year the spaces used most during the daytime may be buried. $1,349,000
Let me know if you have any questions or would like to see any of these properties. Have a wonderful weekend.
