Spring is Here

Last Tuesday was the first day of Spring but Winter isn’t done yet. The Mammoth snow report shows that we’ve received over 8” of fresh snow in the last couple of days. It is snowing as I type this!

I sprained my ankle, so I haven’t been on the hill but the reports have been that the skiing and riding are amazing. Another storm is rolling in on Thursday and is expected to hang around through next Sunday.

Big News for Mammoth Rentals

As I let you know on Wednesday, our town council voted to lift, on April 22nd, the moratorium on issuance of new short-term rental (STRs) permits.

This is great news for rentals in Mammoth Lakes. Starting on April 22nd, owners can apply for a permit to rent out their properties on a short-term basis, defined as 30 nights or fewer.

This opportunity extends to all properties appropriately zoned for STRs and permitted by their CC&Rs, encompassing 95% of condos and 5% of houses in the area. This change opens up new avenues for property owners to generate additional income through strategic short-term leasing.

They raised the license fee from $25 to $250 but asked for no other changes. There will be a 2% Transient Occupancy Tax (TOT) increase on the November ballot. Again, I’ll be glad when that is over.

The IKON Pass Buy Now, Ride Now means that if you purchase the pass for next season, you can start using it at Mammoth and June Mountains starting on April 1st….that is just seven days away! What a deal.

Mammoth Real Estate Update

The Limelight released the first five of fifteen residences. A 2 bedroom, two 3 bedrooms, one 4 bedroom and one 5 bedroom penthouse.

These luxury 4-star homes will be finished and available for people to move in before the 25/26 ski season. They are located adjacent to The Village and The Village Gondola. Let me know if you would like floor plans and/or pricing.

I have had a few inquiries about the recent National Association of Realtors proposed settlement. As these are early days we really don’t know what the ramifications will be. Each day reveals more.

One thing that is clear is that it will change our business, hopefully for the better. I have heard that those that know are predicting at least one million agents will leave the business. I am not going anywhere!

I was in Colorado last week for four days of training and flew out of Bishop. It is such a fun little airport after so many years of flying in and out of LAX.
