Mammoth Lakes Real Estate Week-in-Review | 31 May 2024

Summer is Here in Eastern Sierra

The weather is gorgeous, and the forecast has the temps next week moving into the 70s and 80s!  Get the bikes, paddleboards, climbing harnesses and hiking boots out. The trails are melting out. Parker Lake on the June Lake Loop is snow-free. Sherwin Lakes trail out of Mammoth is open as well.

Last weekend I went and stayed with friends who have a US Forest Service cabin up at Twin Lakes out of Bridgeport. The view from my window of the upper lake through the trees was divine. We went fishing and spotted a golden eagle. What a wonderful way to spend the day.

Watch out for deer and bears. They are on the move. Photo below of a herd under their favorite tree off Old Mammoth Rd. Remember not to leave food in your car as the bears are masters at getting into locked cars and the results are ugly!

As I have mentioned, it is Shoulder Season in the Eastern Sierra. This means the pace slows down. This time between the closing of Ski Season and when Summer really gets going is a wonderful time to visit as we have a lot less visitors this time of year. Shoulder Season gets shorter and shorter each year and there seem to be more and more activities and events to choose from.

Mammoth Lakes Real Estate Update

We have been seeing an increase in properties come on the market recently but they are going into escrow almost as fast as they show up on the market. Of the new listings, here are my favorites…

New Mammoth Homes for Sale

146 Hidden Valley Rd is a 4+3.5 with a 2-car garage. Large, wooded lot. Three blocks from The Village. 2546 sqft. $1,650,000

2 Snowridge Lane is a 4+3 house located between The Village and Canyon Lodge. Close to the free shuttle. House is in the back corner of lot so there is lots of room in front, possibly enough for a garage and ADU. Driveway can accommodate 5 cars. 1516 sqft. Could use some updating. $899,000

New Mammoth Condos for Sale

Mammoth Point #136 is a 4+2 end unit with views and large windows. The project developer built this unit for themselves. Tons of storage. Could use some updating. 1752 sqft. Good parking. John Muir and Davison can be challenging roads during storms. HOAs $933 monthly. $1,295,000

Canyon Ski & Racquet #3 is a 2+loft with 2 baths and a one-car private garage. Located between Canyon Lodge and The Village. My only beef with this floorplan is that there isn’t a dedicated place for a dining table. Could use some updating. 1547 sqft. HOAs $642 monthly. $1,199,000

564 Club Drive is a 2+loft with 3 baths. End unit with vaulted ceilings and tons of light. This is easily my favorite new listing. Great space. Beautiful remodel. Room for tons of people. Adjacent to a year-round creek that one can hear from the condo. Near the Snowcreek Meadow, Snowcreek Athletic Club and the bike path. Move-in ready. Just bring your toothbrush. 1516 sqft. Let me know if you would like a list of the upgrades. HOAs $768 monthly. $1,100,000

Mammoth Creek #7 is a 1+1 on Mammoth Creek with gorgeous views. This unit backs to Inyo NF open space. 834 sqft. HOAs $713 monthly. $575,000
